Client Brief

Provide Project and Construction Management services for the refurbishment of an existing Victorian 4 storey town house. The property had previously been converted from a family home into 10 self contained flats and bedsits. The Client required the building to be converted into 8 self contained apartments; 2 to each floor.

Why Bakersgate Developments?

AET Construction are part of AE Thorogood Ltd with whom Bakersgate Developments had successfully completed 2 previous residential developments, where using construction management had demonstrated control of contractors and cost savings when compared to traditional procurement methods.

Project Summary:

BDL managed the project alongside the Client and the Project Architects to develop the design of the scheme. Bakersgate Developments appointment included cost management and procurement of works and contractors.

The project comprised of structural alterations and improvements to the existing structure and improved use of existing floor areas to maximise usable space to each floor.

The refurbishment works required upgrading of all areas including walls, ceilings and floors to enhance both appearance and thermal and acoustic qualities.

The project incorporated the use of sustainable energy, by installing Solar Panels to the roof area. These panels were used to supply solar thermal hot water to all the flats via a Gledhill unit.
