Client Brief

Provide Project and Construction Management services for the recladding of an existing 5 storey structure and the addition of 4No flats at roof level and 3No flats at ground floor level. Of particular note is that the project has been built to comply with the requirements for Eco Homes and has an “Excellent” certification.

Why Bakersgate Developments?

AE Thorogood were initially introduced to Bakersgate Developments by recommendation for a previous 10 flat residential conversion from offices in Weybridge and been able to demonstrate, through our residential construction management model, that significant cost savings could be made in residential construction when compared with more traditional procurement options.

During the Planning stage the Client was based in Australia which added particular challenges with communication.

Project Summary:

AE Thorogood appointed an Architect and design team to develop the Planning scheme, make the applications and complete the working drawings. Bakersgate Developments appointment included responsibility for cost management and procurement of specialist designs and contractors.

BDL managed the works from the Planning Stage, design works and all site activities through to hand over and occupation.

Using our experience in projects of this kind we were able to apply our construction management expertise sufficient to ensure that the project was completed on time and within the cost plan we had agreed with the client.

Project completed with a final cost circa £1,000,000 and was funded by Nat West/RBS.
