Client Brief

Provide Financial, Project and Construction Management services for the conversion of a redundant nurses’ home into 13 four bedroom homes with associated external works. Act as CDM Planning Co-ordinator.

Countrywide Design had previously worked in partnership with us and are impressed by our ability to produce high quality work on time and to agreed budget. Our Client valued the contribution we were able to make to the Design process to add value and influence buildability. In this instance our client also asked to administer the operation of his Building Division to deliver the Project.

Project Summary:

We commenced strip out works on the day that Countrywide completed the purchase of the site.

BDL co-ordinated the design during this stage to help Countrywide define their requirements economically and to include Trade Package Contractors’ contributions to this process.

Our input included closing off Planning Conditions, ensuring smooth and successful conclusion of Building Regulations and Structural Engineer final Certificates, and incorporating purchasers’ variations. The evolution of Countrywide’s aspiration during the first month of the works was accommodated in the layout and finish of the units by close liaison and advice by BDL and negotiation with selected range of known subcontractors and suppliers.

A completed show unit was made available 12 weeks into the project to facilitate autumn marketing.

Project Completion date November 2010 with a fast turnaround of 18 weeks on the £750,000 works.

We are particularly proud that the fast programme achieved enabled the Client to agree sales on all 13 units prior to the end of November with all units being made available for occupation prior to Christmas.
